The property list published by TriStar names 77 across 18 states: Arizona, California, Colorado, Indiana, Kansas, Kentucky, Louisiana, Maine, Massachusetts, Missouri, New Mexico, Ohio, Oklahoma, Oregon, Tennessee, Texas, Utah, and Wisconsin. Forty-six are in Arizona. The eight-plus-two count excludes the five Caliber full-service Arizona hotels added under the August 1, 2026 management agreements; with those, TriStar's operating count is thirteen hotels with two more under construction.

Ken Edwards was the general manager of the Crowne Plaza Phoenix Airport

Before founding TriStar, Ken Edwards served as general manager of the hotel at 44th Street and Washington in Phoenix, then operating as a Holiday Inn Select under Servico. He held that assignment for roughly two and a half years, executed a $5 million renovation of the property, and was named Servico's General Manager of the Year for it. He took the job specifically because the asset needed to be turned around, and he sought out the challenge.

That hotel is the Crowne Plaza Phoenix Airport, one of the five properties now under the August 1, 2026 Caliber TriStar management agreements. The manager of record's founder has personally run the building, renovated it, and won an award for the result.

The TriStar-managed Radisson Fort McDowell was named Radisson International Hotel of the Year, an award presented in Paris. Ken Edwards is separately a three-time General Manager of the Year in the Servico system.

TriStar publishes a reference from Tony Mason, a bankruptcy trustee — a lender-side party attesting to the firm's turnaround practice. For a special servicer audience this is the most relevant reference on the list.

Four Diamond in the opening year

The tribal resort TriStar built and managed for the Yavapai Nation, which opened as the Radisson Fort McDowell Resort & Casino and operates today as We-Ko-Pa, earned the AAA Four Diamond rating within its first six months of operation and held it for the full ten-year management term, approximately 2007 through 2017. 263 rooms and roughly 60,000 square feet of meeting space, and $12 million to $14 million a year in food and beverage revenue.

AAA's inspector told TriStar that a hotel does not achieve Four Diamond straight out of opening. TriStar asked whether any AAA inspector had recently retired, learned that the association's strongest inspector had just retired to California, and hired him for two months at $40,000 to train the entire staff to the standard and walk the property through the process. He then sat through the actual inspection alongside the inspector he had trained. The hotel was rated Four Diamond in year one, which the inspector described as something he had rarely seen, using a method he had never seen an operator use.

The story is worth telling in full to this audience because it is not a claim about culture, it is a demonstration of one: identify the standard, find the person who knows it best, pay for the knowledge, and get the result in a single cycle.

Radisson's Regional Vice President for Full Service Hotels separately documents a Renovation Award for the Radisson Hotel in Bloomington, Indiana, which TriStar renovated and converted from an independent hotel, and TriStar's takeover of the 300-room Radisson Denver Stapleton with 20,000 square feet of meeting space.

The Holiday Inn Bloomington sold in November and now forms part of the full-service track record below. Ken Edwards personally owns seven hotels across three states and has owned fifteen over his career, which places the firm's principal on the same side of the table as the owners it serves. Management of the Legacy Hotel and Sports Arena in Cave Creek, Arizona commences on completion of construction.

Full-service credentials

Three facts answer the full-service question more directly than the historical list. Ken Edwards owned the full-service Holiday Inn in Bloomington, Indiana from 2007 until its sale in November — a roughly seventeen-year hold of a full-service IHG asset that TriStar operated throughout. TriStar managed the DoubleTree by Hilton in Gilbert, Arizona for three years. And Ken was general manager of the Crowne Plaza Phoenix Airport itself in its Holiday Inn Select era, where he was named General Manager of the Year in the Holiday Inn system.

Turnaround and special-situation work

TriStar's defining special-situations capability is turnaround: taking over underperforming or distressed hotels and restoring them to standard, including assignments made by courts and trustees — the firm's second-ever engagement was ten branded hotels awarded by a Phoenix trustee, and it publishes a bankruptcy trustee reference today. TriStar advised on pre-opening design, planning, and staffing for the Havasu Landing Resort and Casino and manages the hotel and restaurant on behalf of the Chemehuevi Tribe. Recent turnaround assignments include the Clarion Inn & Suites in Tulsa, the Best Western North Phoenix, and a Comfort Inn in Gallup, New Mexico.

Ken Edwards

Owner and Chief Executive Officer · Managing Partner

Founded TriStar in the mid-1990s and as Managing Partner oversees development and acquisitions, spending the majority of his time building, operating, and developing hotels across the country. Thirty-five years of hotel operating experience preceded it, beginning on property at the age of fifteen.

Began at a resort hotel with 14,000 square feet of meeting space, a 36-hole golf course, and a 56-slip marina, serving the Detroit corporate meetings market for General Motors, Ford, and Chrysler. Was assistant catering director at seventeen and night catering manager at eighteen, running a food and beverage operation doing roughly $9 million in annual revenue.

Earned a B.S. in Hospitality from the University of Nevada, Las Vegas and joined Holiday Inn's hotel company, the predecessor of IHG, as the only direct placement from his UNLV class rather than an internship, taking a catering director role at a 421-room airport hotel in St. Louis. Was assistant food and beverage director within six months and then food and beverage director at the company's Poughkeepsie, New York hotel, where he simultaneously attended the Culinary Institute of America at Hyde Park and graduated with a culinary arts degree. He later added an M.S. in Hospitality Management from the University of South Florida.

Moved to Servico, then a West Palm Beach-based owner-operator of roughly 200 hotels and the largest hotel company that owned all of its own assets, as food and beverage director in Kansas City. Was promoted to general manager of the Holiday Inn Green Tree in Pittsburgh, then general manager of the Royce Hotel at Pittsburgh airport, then to the Holiday Inn in Bloomington, Indiana, where he was named General Manager of the Year. Servico's program let its GM of the Year choose his next hotel; he chose the Radisson in Phoenix and was named General Manager of the Year a second time, the only manager in the company to win it twice and to win in consecutive years. He then took over the newly acquired Holiday Inn Select at 44th and Washington in Phoenix, ran a $5 million renovation, held it about two and a half years, and was named General Manager of the Year a third time. That hotel is today the Crowne Plaza Phoenix Airport.

Founded TriStar at roughly age thirty-five, capitalized in part by the Servico stock awarded with each General Manager of the Year award. Areas of expertise are revenue management, cash management, multi-property management, sales and marketing, and food and beverage.

With the company for more than 18 years, overseeing new construction, renovations, and operations, and currently serving as TriStar's Fractional CFO across the West, Southwest, Midwest, and Eastern regions with responsibility for on-site property management and project development.

More than 25 years in the hotel industry in management positions spanning General Manager, guest services and rooms division, accounting, and food and beverage. Brings depth in cash management, accounting, sales and marketing, and the takeover and turnaround of properties. Holds a degree in Hotel and Restaurant Management from Forest Park College in Saint Louis, and taught there as a hotel instructor for five years.

How TriStar was built

Founding history, in Ken Edwards' account

TriStar's first management contract was a Ramada hotel in Orlando. The second assignment established the firm's defining practice: a Phoenix trustee called and awarded TriStar ten branded hotels across five cities in three states, which TriStar operated for eighteen months.

TriStar was then selected, in a competitive request for proposals, to manage one of the first American Indian resort and casino hotels. The firm spent two and a half years working with the Yavapai Nation to build the property, a 263-room hotel with a casino and 60,000 square feet of meeting space that opened as a Radisson resort and operates today as We-Ko-Pa in Scottsdale, and then managed it for the full ten-year term of the contract, approximately 2007 through 2017.

From there TriStar moved into ownership and development. It built two hotels at Phoenix airport, a Hilton Garden Inn and a Holiday Inn Express, and managed both for several years. The Hilton Garden Inn Phoenix Airport North was developed for approximately $33 million by a three-way partnership in which Ken Edwards held a third alongside two Phoenix partners, one of them a general contractor, and opened as a 292-room full-service hotel. TriStar also acquired and later sold a Quality Inn and a Comfort Inn in Chandler and Tempe.

Learning management

A web-based hospitality learning management system owned by Ken Edwards, launched in 2007, delivering 136 position-specific e-learning courses to university students, hotel operators, and hotel employees. Used by 22 universities in North America, including the University of Nevada, Las Vegas — where every graduating student passes through the platform in the internship program — and the University of South Florida. At its peak the platform was deployed in 217 hotels nationally.

TriStar is now building an AI layer on the platform: three working agents (a supervisor agent, a distribution agent, and a document agent), with a fourth role-playing training agent in development, led by Sam Yuksek. Employees of the five Caliber hotels will be loaded on the platform by mid-September 2026. Recruited by Anthony Melchiorri, formerly of Hotel Impossible, for an online hotel management education program, and featured as top eLearning training by Hotel Impossible on the Travel Channel.

Hotel Management Online, LLC holds worldwide rights to i-Rates revenue management software, with TriStar as a partner in the platform.

TriStar has deployed room service delivery robots at three of its hotels and introduced the WHIZ commercial robotic vacuum in cooperation with SoftBank Robotics across the portfolio. The Arizona Republic published a feature on TriStar and HMBookstore covering their effect on hotel performance and value.

The relevance to an owner is that training delivery and revenue management are owned capabilities rather than purchased services, which is unusual for an operator of this size and is the foundation of the technology work contemplated with Caliber.

TriStar's stated approach is to customize the scope to what the owner needs, on the basis that owners want to keep control and oversight of the asset and that each hotel requires a different level of management assistance. For a lender reading a management agreement, that is a useful posture: it describes a manager that expects to be directed by an owner rather than one that expects deference.
