The Thesis
The gap between traditional third-party management and the interests of owners is often where hotel value quietly leaks away. An owner's incentive is to protect the asset, pay the debt, and generate a return, and we think a manager should think the same way.

Founded by Ken Edwards after three General Manager of the Year awards, following roles at Holiday Inn's hotel company and Servico, then a 200-hotel owner-operator.
First contracts
A Phoenix trustee awarded TriStar ten branded hotels across five cities and three states, which TriStar operated for eighteen months. The turnaround practice is the foundation of the firm, not a later addition.
Tribal resort
Selected in a competitive process to build and operate a 263-room casino resort with 60,000 square feet of meeting space for the Yavapai Nation. Two and a half years building it, ten years running it, Four Diamond from year one.

After two years of positioning for post-crisis distress, Caliber acquired the lender-controlled Crowne Plaza Phoenix Airport out of the Lodgian pool. The Company
Caliber Hospitality, LLC is an operating services business. It provides asset management, capital project execution, financing support, and owner-side oversight to hotels held within Caliber-sponsored investment vehicles, and it performs those same services as a named co-manager under hotel management agreements alongside an independent, brand-approved hotel manager of record.
Caliber Hospitality is not the owner of the hotels it serves or the borrower on its loans. Each hotel is owned by a separate entity within a Caliber-sponsored fund. CaliberCos Inc. is the asset manager of those funds. Caliber Hospitality is a separate operating division delivering defined services for defined fees, alongside and not in place of the third-party manager.

Caliber Hospitality provides the asset management function for both the long-term ownership company and the development company. It holds the operator to the budget, reviews and challenges the annual operating and capital plans, runs variance analysis and forecasting, plans and executes brand-mandated property improvement plans and renovations, supports financings and lender relations, and produces owner and lender reporting. This is an in-house discipline with dedicated staff, not a function outsourced to a consultant.

Caliber is a current franchisee of Hilton, Hyatt, and IHG, and has previously been a franchisee of Marriott.
Caliber's founders began assembling a hotel strategy in 2011, spending roughly two years positioning to acquire distressed hotels in the aftermath of the 2008 financial crisis. The first acquisition closed in November 2012: the Crowne Plaza Phoenix Airport, which was lender-controlled and sold out of the Lodgian lender pool.
That first transaction established the structure Caliber still uses. Caliber was the owner, the financier, the developer, and the asset manager. Operations were performed by an independent hotel management company, HMC Hospitality, whose principal Frank Heavlin brought his corporate hospitality team back into service to run the asset. The owner-side and operator-side roles were separate from the beginning, and the model was built to buy assets other people could not operate profitably.
The portfolio grew from that single hotel to ten hotels acquired and financed by the founders, including a Hampton Inn at Riverwalk in Scottsdale, the Holiday Inn and the Hilton at Phoenix Sky Harbor, a Four Points by Sheraton in Ahwatukee, the Hilton Tucson East, and two boutique properties in Alaska. In 2020 Caliber completed its first ground-up hotel development, the DoubleTree by Hilton at the Tucson Convention Center, an asset it now also manages.
To be effective throughout the growth of its initial ten-hotel portfolio, Caliber worked side by side with its operating partner and began to fuse the concepts of an owner-operator management platform. To facilitate Mr. Heavlin's retirement plans, Caliber assisted in completing the sale of HMC Hospitality to Highgate in February 2020.
In response to the disrupted market created by the combination of the COVID pandemic and the rapid rise in interest rates, Caliber created Caliber Hospitality Trust from scratch, contributed six hotels into the trust, and acquired a seventh, with the intent of providing owners across the country a tax-advantaged alternative to a pure cash sale. Caliber created Caliber Hospitality Development in response to the same environment, as a way to build extended-stay hotels in markets that have not seen new supply due to the disruption of the last five years but have seen demand grow.
The Crowne Plaza Phoenix Airport was named Renovation of the Year by IHG in 2014, and the DoubleTree by Hilton Tucson Convention Center was named Development of the Year by Hilton in 2021 on completion of its development.
Caliber has held the owner-side role across four external hotel management companies. HMC Hospitality operated the original portfolio and was subsequently sold to Highgate Hospitality, a transaction Caliber helped facilitate. Highgate served as manager of record from February 2020 until June 2026. Crestline Hotels & Resorts manages the Hampton Inn, and LTD Hospitality manages the Holiday Inn Newport News. Caliber currently oversees two external managers and, since June 2026, has directly operated the remaining Arizona portfolio.
In August 2026, Caliber introduced the Caliber TriStar structure, a deliberate return to Caliber’s founding model: an independent operator working alongside Caliber as owner and asset manager, at a lower total cost structure than the arrangement it replaces. The owner-operator design is not new to this company. It is how Caliber bought its first hotel. The Caliber TriStar agreements were executed to manage five assets in the portfolio, with plans to grow the hotel management platform alongside the ownership platform.
Hotel and hospitality holdings have spanned Arizona, Alaska, and Virginia, within a broader platform footprint that includes Colorado, Kansas, and Texas.

Caliber has executed at least eighteen documented hospitality financings across ten hotel assets and two development projects, spanning acquisition loans, refinancings, construction facilities, mezzanine tranches, and seller notes. The platform has raised hotel debt from regional banks, securitized lenders, private credit funds, and specialty construction capital.

Development
Caliber holds a Master Development Agreement with Hyatt for the Hyatt Studios extended-stay brand. Four projects are in the current pipeline, developed through the Caliber Hospitality Development joint venture and delivered by Caliber's in-house development and construction group.
The relevance to a management engagement is direct. A manager that has to execute a brand-mandated property improvement plan is asking an owner to trust a construction program. Caliber runs hotel construction as a line business, with a co-founder as Chief Development Officer and a dedicated hospitality construction group.

Spent approximately fifteen years with Marriott, holding operating responsibility at more than a dozen properties nationwide across Maryland, Nevada, California from San Francisco to Los Angeles, Utah, and Arizona, including airport and resort-style hotels.
Joined Summit Hotel Properties (NYSE: INN) in 2005 and spent nineteen years with the company, where he oversaw a hotel investment portfolio of more than 100 assets valued at $3.5 billion across 26 states. He ran multiple hotels, then assumed responsibility for a region, then moved to the ownership side as Vice President of Asset Management, ultimately supervising the company's other asset management vice presidents and rising to Senior Vice President. His remit spanned revenue strategy, asset management, data analytics, property improvement plan execution, acquisitions and dispositions, and day-to-day hotel operations. Following the resignation of Summit's chief executive he assumed the chief operating officer's responsibilities under the title of Executive Vice President.
Joined Caliber in October 2024 as Chief Operating Officer and Head of Hotel Asset Management for Caliber Hospitality Trust, the Caliber-managed hotel UPREIT, and was promoted to Chief Operating Officer of CaliberCos Inc. in July 2025. Yaron Ashkenazi

Thirty-five years in hospitality, beginning on the security staff of a hotel in Israel and working up through food and beverage, training, and human resources to general manager. Holds two degrees, one in Middle East history and one in hotel and restaurant management.
Left Israel for Europe and held two general manager posts before taking over the Radisson Blu in Romania, a one-million-square-foot mixed-use property combining a hotel, extended-stay accommodation, a casino, fitness, and commercial space. He led the rebuilding of that asset and rose to chief executive of the property, spending roughly a decade in Eastern Europe. The Radisson Blu Bucharest was named Carlson's Global Hotel of the Year, presented at the group's global business conference in February 2011.
Moved to Germany, where he served as Area Vice President with responsibility for fifteen hotels in the central Germany and Frankfurt market, then as Chief Operating Officer, and then as Chief Executive Officer of GCH Hotel Group, then the second-largest hotel company in Germany, a platform of approximately 120 hotels, 15,000 rooms, and 4,000 employees. The portfolio grew from 50 hotels to 120 during his tenure, and he built a development pipeline for revenue managers and hotel managers across the European business.
Relocated to the United States in 2018 to pursue entrepreneurial hospitality ventures and joined Caliber in 2021, where during the pandemic he established the Caliber Hospitality platform alongside Jennifer Schrader and recruited the asset management team that runs it today. He was appointed Head of Hospitality and President of Hospitality, and subsequently President of Caliber Hospitality Trust on its formation. He was introduced to Caliber's founders at an international hotel conference while based in Germany.
Since Greg James joined the company, operations and asset management have transferred to Greg. Yaron's focus is acquisitions and pipeline, the management company structure required to support the platform at scale, and capital raising.
Roy Bade
Chief Development Officer, CaliberCos Inc.
Responsible for sourcing and analyzing acquisitions, maximizing returns on existing properties, and managing all construction and development activity across the portfolio since 2014. He directly oversaw the award-winning DoubleTree by Hilton Tucson Convention Center development and oversees the development platform delivering the Hyatt Studios program.
Prior to joining Caliber in 2014, Roy ran Bade Commercial Services, Inc. and BCS Development Group, LLC, a development and construction business paired with an asset management platform focused primarily on commercial real estate across healthcare, retail, and a broad mix of commercial product types in the Northwest Valley and greater Phoenix. He built that business with his father over roughly twenty-five years and was recognized as one of the most active developers in the Northwest Valley.
Roy contributed both entities into Caliber, where they became the in-house development and construction companies Caliber still operates today under the Caliber brand. That decision took Caliber from a primarily residential and hospitality developer to a diversified developer across many asset classes. His hotel experience has been built entirely within Caliber.
Michael Hedges
Director of Asset Management, Hospitality
Hospitality Business Management degree from Washington State University, 2013, followed by a revenue-side operating career in full-service and luxury hotels in Seattle.
Began in food and beverage at the Hyatt at Olive 8, then reservations at Motif Seattle, then four years at the Fairmont Olympic as Revenue and Marketing Coordinator and subsequently Reservations Manager, where he led the weekly revenue meeting for a hotel producing $30 million in annual revenue. Served as Area Revenue Manager for Kimpton Hotels & Restaurants from 2018 to 2020, where he grew revenue by $2.5 million to finish 2019 at $22 million, an eleven percent year-over-year improvement, and increased business-to-business revenue by 110 percent across Expedia, Booking.com, and Hotel Tonight.
Joined Caliber in March 2021 as a corporate analyst, moved to hospitality asset management in 2022, and was appointed Director of Asset Management, Hospitality in November 2024. He is responsible for hotel acquisitions, due diligence, and underwriting, and for holding the platform's management companies to profitability and performance. He owns broker and seller relationships, property walkthroughs, and the underwriting model, and over the past eighteen months has also owned the platform's roll-up and bond financing models.
During Caliber's direct operation of the Arizona portfolio he was in daily contact with the general managers, running the GM calls and resolving capital and revenue issues at property level alongside Todd Wagner.
Todd Wagner

A commercial-side career in full-service and luxury hotels covering group and convention sales, conference services, banquet and catering, and independent revenue management, followed by an MBA in hospitality.
Began in February 2014 as Convention Services Manager at the Sheraton Agoura Hills, planning catering and banquet events for the property's groups and key accounts and owning the financial performance of the banquet and catering business. Took on additional responsibility through April 2016 as Convention Services and Business Travel Sales Manager, negotiating annual local rate structures for the property's top corporate accounts, including Amgen and a major insurance carrier with a significant presence in that market.
Moved in April 2016 to Tenaya Lodge at Yosemite as Conference Services Manager, running events, banqueting, and catering at a destination property adjacent to Yosemite National Park, with a book weighted toward large-scale technology conferences for clients including Google and Oracle, alongside healthcare group business, corporate retreats, and social events.
Relocated to South Florida in 2017 to pursue an MBA in Hospitality at Florida Atlantic University, and during that period served as Sales and Strategic Development Manager for a high-end European boutique hotel company, driving online travel agency and travel association business through web and marketing channels.
From June 2019 to June 2020 served as Director of Revenue Management for Acqualina Resort and Residences in Sunny Isles Beach, Florida, a Forbes Five-Star and Five-Diamond property. Managed a rental inventory drawn from timeshare units, pulling units out of timeshare inventory and selling them against a rate structure and business mix reset through the year. Trained to Forbes Five-Star standards, serving a largely South American and Eastern European clientele, and built the property's revenue management function without the brand and agency support a flagged hotel would have.
Joined Caliber in June 2021 as an asset analyst and now serves as Director of Asset Management, Hospitality, responsible for asset-level financial performance across the hotel portfolio and for working with both the operators and the brands to hold each asset to operating and fiscal standard.
Jarrod Halpenny
Vice President, Construction and Development
Sixteen years in hotel engineering and construction, built from the plant up rather than from general contracting. Began as an HVAC apprentice designing and installing duct work and ventilation systems, then served two and a half years as Maintenance Engineer at an Embassy Suites in Omaha.
Spent five years as Chief Engineer at a Courtyard by Marriott in the Dallas-Fort Worth market, hiring, training, and managing the maintenance staff, running HVAC and refrigeration, elevator, electrical, and plumbing systems, coordinating contractors through renovations, remodels, and new construction, and owning material and labor budgeting for capital projects. Named Chief Engineer of the Year in 2016.
Joined Summit Hotel Properties (NYSE: INN) in 2018 and spent six years there across two roles. As Project Manager, based in Austin, he directed the human and material resources of capital projects against scope, cost, schedule, and quality. As Corporate Engineer he held responsibility for the engineering needs of the entire Summit portfolio, covering facilities support, HVAC, electrical, and plumbing, and directing alterations and improvements to mechanical plant across the platform.
Moved in 2024 to Ashford Inc. (NYSE American: AINC) as Corporate Director of Engineering, working inside a publicly traded hotel asset management and advisory platform, before joining Caliber in July 2025 as Vice President of Construction and Development.
At Caliber he serves as owner's representative across the hospitality construction portfolio, covering brand-mandated property improvement plans, renovations, and new construction including the current Hyatt Studios development projects. Colorado State University Global.
Jarrod and Greg James worked together at Summit Hotel Properties, and Caliber recruited him out of Ashford in July 2025 after Greg had joined. The hotel platform was assembled in part from people who had run one together.

Leads debt capital markets execution and lender coverage across the Caliber platform, including hospitality financings, the current refinancing program across the Arizona portfolio, and lender negotiations. Joined Caliber in January 2025.
Spent six years at Quarterra Group in Charlotte, rising from Fund Accounting Manager to Assistant Controller for Investments, then Assistant Vice President of Investments, then Vice President of Debt Capital Markets. Began his career at Deloitte, where he spent three years through Senior.
Carly LaDouceur
Corporate Controller, CaliberCos Inc.
A CPA with a Master’s in Accounting from the W. P. Carey School of Business at Arizona State University, with public accounting experience at Grant Thornton LLP and public-company reporting experience prior to joining Caliber. Owns close, books, and treasury execution for a Nasdaq-listed company, including hotel-level treasury operations and controls through the current portfolio transition, and personally directed the hotel banking and accounts payable stand-up during the June 2026 transition. Supported by Maddisen Huddleston, Senior Accountant, on dedicated hospitality-entity accounting.
Jennifer Schrader

Co-founded Caliber in 2009. Runs daily operations and provides hands-on direction for all new construction and redevelopment across the portfolio. She has personally managed the hotel renovation and design process since the inception of the hospitality platform and has contributed directly to the results the platform has achieved, including the awards it has won. Two weeks into an engagement

A brand standard required a revenue management service, carried at roughly $6,000 a month at one hotel. The standard also permits an approved third-party vendor. Within two weeks TriStar identified an approved provider meeting the same standard at about $2,000 a month.
Same compliance. One third of the cost. Found because a manager who pays its own bills reads a standard looking for the clause that permits a cheaper compliant path.
A resort's opening year

Told that no hotel earns a Four Diamond rating in its first year, TriStar hired the association's recently retired senior inspector for two months to train the entire staff to the standard and walk the property through the process.
The 300-room resort was rated Four Diamond in year one and held it for essentially the full ten-year management term, running $12 million to $14 million a year in food and beverage.
On the assets we manage today
Before founding TriStar, Ken Edwards was general manager of the hotel at 44th and Washington in Phoenix, ran a $5 million renovation of it, and was named General Manager of the Year for the result. That hotel is the Crowne Plaza Phoenix Airport, which TriStar manages today. He took the assignment specifically because the asset needed turning around, and declined a raise to do it.
